Brigham & Mattox, PLLC focuses on transactional real estate matters such as residential and commercial closings, preparation of deeds, easements, rights of way, loan documents, and most other types of real estate documents that you may need.
- Closings: Our primary focus is on conducting residential and commercial real estate transactions. We work with realtors and clients who are not represented by realtors. We handle cash closings, commercial loan closings with nearly all lenders, and seller financed transactions. We are handle both "routine closings" and closings that involve complexities such as estates (for both NC and out of state decedents), sales by multiple co-owners, mobile home transactions, sales pursuant to divorce or separation, sales pursuant to bankruptcy or other court order, and closings involving title corrective work. We will take the time to help you understand your matter, no matter how unique.
- Deed Preparation: We are happy to prepare and record deed transfers without a full closing. Common examples include deeds between family members and deeds to your trust or LLC. While we do not handle divorces, we can prepare deeds to fulfill divorce decrees or separation agreements.
- Easements: We routinely prepare road rights of way, water easements, and sewer easements. We are familiar with local requirements and can draft easements that fit your situation and help you get your necessary permits.
- Documenting ownership after death: We are prepared to help you document ownership of property after the death of the record owner. Every state has different rules about title transfer upon death. It is wise to speak to a North Carolina attorney to see exactly what needs to be done in your situation.
- Foreclosure: While we do not represent major commercial lenders in foreclosure proceedings, we are happy to work with individuals or small lending institutions who enjoy individualized attention.
- Partitions / co-ownership: We work with clients who are facing issues related to co-ownership of real property. Partition is often a last resort for co-owners who cannot agree on the use or sale of their land. We are happy to discuss ways to help you work through your issues without resorting to court action.
- LLCs / Corporations: We can help you form an entity to hold title to your real estate.
